Which areas do you operate in?

We operate in Hertfordshire primarily in Hatfield, Hemel Hempstead, Rickmansworth, St Albans, Watford, Welwyn Garden City but we are expanding all the time, so if your area is not currently listed, please contact us to find out if we can help.

What type of properties do you take on? 

We have a demand for properties of all sizes. However three to six bedroom houses tend to work out best for our boutique house shares. 

Does my property need to be refurbished?

No not at all, we are happy to dress the property at our expense.

How long are the contracts?

We only take on long-term contracts, currently lasting 3 - 7 years. The length of the contract can be negotiated during the acceptance of our services. Towards the end of the contract, negotiations can be made for renewal or even an option to buy the property at some point in the future.

How will I get paid?

Rent will be paid via a standing order on the first of every month for the duration of the agreed contract.

How quickly can you manage my property?

After viewing the property, a rental offer will be made within 48 hours. Subject to acceptance, contracts can then be negotiated and signed. We may require a month or so to carry out any refurbishments; depending on the current condition of the property. Your first month’s rent will be paid upon completion of the refurbishment.

How many properties can you manage?

There are no limits, providing the properties meet our criteria and we have the scope and resources to successfully manage them.

What fees do I pay?

There are no fees! We do not take any fees from Landlords and we do not charge tenant finders’ fee or high management fees. We simply pay you the monthly rent in return for letting out rooms on individual assured shorthold tenancy agreements to our professional clients.We make our money from being able to charge a slight premium to our tenants for providing elegant boutique rooms inclusive of all bills and broadband.

What can we expect from a light refurbishment?

Painting work and the rearranging or replacement of existing furniture. We fully dress rooms with ornaments and artwork. We can give bathrooms and kitchens a ‘face lift’ where necessary, WC & basin fittings (subject to planning permission) and second reception room into bedroom conversions just to name a few.

Do you have your own tradesmen?

Yes, we have a team of fully qualified tradesmen to carry out light refurbishments, minor repairs and maintenance work. But if you have your own and would prefer to use them, that’s fine also.

Who will be responsible for major repair works and safety regulations checks?

As the landlord this is your responsibility, however we will organise the arrangements for works to be carried out, leaving you to confirm and make the necessary payments. Responsibilities of the Landlord and Property Manager will be outlined in the contractual head.

Will I have to pay for any damages caused by the tenant?

No, not at all - we will cover all of those expenses.

How much wear and tear can I expect to see from a shared house?

Lots of landlords are put off by the idea of sharers in their property as they believe the houses will suffer more wear and tear. This just isn’t true when letting to Swift Rentals. At the end of the 3 - 7 year contract, the property is normally in a better condition than if rented by a typical letting agent. This is because we are scrupulous about who we let into the property, we have a fortnightly cleaner and we also carry out minor maintenance repairs at our cost throughout the duration of our contract.

Will I still have to deal with the tenants?

No, we will deal directly with all tenants as part of our property management service.

Will my rent still be paid if the tenant is late on payment?

Yes, we guarantee you 52 weeks rent ON TIME, regardless of late/missing payments from tenants.

How do you ensure all of your tenants get along?

Over and above the usual referencing procedures, we meet every tenant in person and make sure we are happy that they are a suitable match to the other tenants. We will not place a tenant unless they are a good fit for the house and the tenants there. We want everyone to be happy and we pride ourselves on offering a premium renting experience, ensuring everyone gets on together. It’s important to keep a happy home, happy managers and happy Landlords.

Do you pay a deposit?

We don’t usually pay a deposit to you as each person who takes a room will pay an individual deposit to us that is equal to one month’s rent. We are members of TDS (Tenancy Deposit Scheme) and register the tenants’ deposit with the TDS for the duration of their stay, to safeguard against damage to the property which protects you.

I have some friends who are also landlords, could you help them too?

Yes we could. When you recommend a friend we pay you a referral bonus of £200 per property that we take on. That could equal a lot of money, depending on the number of friends you have.

What input will I have in the property - once I sign the contract with you?

Once we take over tenancy at the property, it is your choice if you would like to visit the property to do quarterly inspections or you may choose not to visit until the end of the contract. We will pay you the agreed rent each month via standing order, and we will give you updates on inspections and any maintenance required, including gas safety checks. We take all the hassle out of being a landlord, no tenant issues, no voids, no missing rents- just guaranteed rent and peace of mind.

What if my circumstances change and I want to get my house back?

That’s ok - we can put a break clause in our contracts and we are always willing to be understanding and flexible wherever we can. We need to ensure that we treat everyone correctly including the tenants in the property. As long as we are able to allow them enough time to leave and serve the correct notices regulated by law.

We would ask our landlords to give us a minimum of 6 months’ notice if they do not intend on renewing the 3 or 5 year contract at the end of the term, and we will do the same. We ask for this notice period to allow our customers to find a new home without the stress of having to do it in a short time frame.
